I have been in real estate management for 30 years and have seen the industry change, dodge, and weave through different tumultuous times. Even though the economy has improved for most, in the past couple of years, the suburban development boom has changed from the pre-housing bust prior to 2007 in style and size of developments. Developers in our area are building active adult communities, with support from local towns, because such communities do not add any children to the already overcrowded schools, while still paying school taxes. The desire of new home seekers looking to move has been to settle in more urban areas as they are closer to the metropolitan areas that have more diverse restaurants, clubs, shops, and public transportation. This is reversing the long trend of people fleeing from cities for the sprawling tranquility of the suburbs.
A study by think tank City Observatory found that since 2007, cities had a 0.5 percent per year growth in jobs, while suburbs suffered a 0.1 percent drop. Millennials—adults under 30, the biggest generation in U.S. history—are leading that population shift. A U.S. Census study shows that millennials are not heading for the suburbs the way past generations did.
Currently, the trend for the suburban developer interested in building fair market, non adult communities is to build smaller communities. This is great for the entry developer with smaller risk. Even the large experienced developers are building smaller communities, getting in and out, without needing to build communities over several years in multiple phases. For now it seems those days are over.
